Many of you are into statistics. With that in mind, I ran an HAR search for all home sales in Houston during Q1. Not including rentals, Houston saw nearly 5,000 home sales from January 1 - March 31 and wanted to share with you all what I found:

  • Total home sales (excluding Private Per Seller): $2,303,145,084
  • Total number of home sales: 4,821 (including 6 Private per Seller)
  • Average price: $478,327
  • Median Price: $315,000
  • Highest Price: $11,640,000
  • Zip Code with Most Sales: 77008 (Central Northwest, Historic Heights, Shady Acres, Timbergrove and sections of Independence Heights)

This includes single family homes, townhomes/condos, multi-family (duplex, triplexes) in Houston proper only but also including Bellaire and West University Place, TX.

Do these numbers surprise you? Would you like me to run you stats for your neighborhood? I would be happy to provide an analysis for you anytime. Let's connect soon!

The Best Time to Sell (according to Culture Map)

According to the CultureMap Houston article linked below, "The real estate experts said the week of April 12-18 is going to be a good week in real estate offering stable prices, interest from buyers and a 'competitive market'. Their sources are Realtor.com (the "experts") and historical data. They also expect over 17% increase in views (online) of properties from the previous week as well as an increase in list prices. Check out the article for more info: VIEW ARTICLE HERE I hope this is the case because I have a wonderful new listing coming up in Briarcroft that will be listed in the next several days that I can't wait to begin showing! If you know anyone interested in an awesome ranch style 3 bedroom home on over 10,500 ft lot, please send them my way!

Homeowner Tips: Stucco Edition

Image: image present in the newsletter at this position; direct image URL was not provided by the text fetch.

Stucco is a popular exterior finish across the Houston area, found on homes from River Oaks to Katy, Pearland to Conroe. While it offers a clean, distinctive look and strong weather resistance, stucco also requires proper care and regular inspections to stay in top condition. When representing buyers looking at stucco homes, I always suggest hiring a stucco specialist to inspect every inch of the house to ensure it was built properly with the substrate as well as to make sure that there are no moisture issues as this is the number one reason stucco homes begin failing. Stucco is cement based but is also porous, acting like a sponge that breathes and sheds water. When water gets behind the stucco, it can rot the wood components of the house (sheathing and framing, etc.), create an environment that attract termites and carpenter ants, and can even become a mold issue among others.

So, how does moisture get behind the stucco? During the building process, the use of improper materials, improper construction along with cracks, failed sealants/caulking etc. are all common causes of moistures issues in homes. The stucco needs to breathe and water can be the enemy if it does not have a way out. How would you know if you have a stucco issue? If you smell a musty odor, see wood rot particularly around windows and doors, separations in your stucco or bubbling/soft areas, you should definitely contact a stucco contractor to help you evaluate the issue sooner rather than later as stucco repairs can be quite costly (I have seen tens of thousands of dollars in damage due to poor building practices and lack of maintenance). If you are buying a house that has stucco, always get a stucco inspection. I also happen to know the best inspector in the area (I'm looking at you Gregg Morgan).

I have an arsenal of inspectors of all kinds that I will happily recommend to you during the home buying process. Give me a call any time to discuss stucco, home buying/selling, or even just to chat about the market.
