Spring is on the horizon! I have a feeling this month is going to be busy. The rodeo is in town, flowers are starting to bloom and we’re starting to see a little bit of life in the market. I’m happy to share some of what’s happening this month around town.

Real Estate News: What's Popping Up?

March is just getting started and so is the activity in the real estate market. I had a busy month in February and have a good feeling about what's to come in March. Interest rates are holding steady in the mid-6% range, and we're seeing multiple offers on some properties. Is it the return of the "spring market?" Let's hope so!

New Listings are up 27% in the Houston area over last February.

Pending Sales are up 5.4% in the Houston area over last February.

Closed Sales are up 3.5% in the Houston area over last February.

As the spring selling season approaches, it's a good idea to check your home's curb appeal. Simple things like cleaning up your front yard, power washing your driveway, and adding a fresh coat of paint to your front door can make a big difference in how your home looks to buyers. It's also a good time to do a quick declutter of your garage and closets, and to get your home professionally cleaned.

Now, let's talk about the hottest topic in real estate: Houston's growth. According to a recent article in the Houston Chronicle, the Houston metro area added more than 200,000 people in the last year, making it the fastest-growing metro area in the country. With that kind of growth comes a lot of demand for housing, and we're seeing it in the market. If you're thinking of selling, now is a great time to list your home.

Houston is now the #2 most populous city in the United States, behind New York City. The city added more residents than any other U.S. metro area in 2025, with a population of more than 7.8 million people in the Houston metro area.

Houston has surpassed Dallas as the #1 city in Texas for corporate relocations, with more than 100 companies moving their headquarters to the Houston area in the last two years. The energy industry is booming, and we're seeing a lot of activity in the medical center as well.

Months of inventory was 4.5 months, up from 4.0 months in January 2025.
