July in Houston: Big Games, Smart Moves
We have officially made it halfway through 2026! With the World Cup in full swing and the literal and figurative Houston heat has arrived. It was an exciting June and I have so much information to share with you all so let’s get to it.
Real Estate News: Neighborhood Stats for 2026 YTD

At the end of the first quarter of 2026, I included some statistics comparing the first quarter of 2025 to the first quarter of 2026. Now that we are halfway through the year, let's compare the neighborhoods where the majority of you all live. If your neighborhood is not below, please reach out. I would be more than happy to run stats for your 'hood.
The Houston luxury market continued to demonstrate remarkable resilience during the first half of 2026. Although total home sales declined modestly across all of these neighborhoods compared to the same period last year, home values remained strong. Average sales prices held steady or increased in every ZIP code analyzed, with notable gains in West University (77005) and the Texas Medical Center area (77025). This trend suggests that while buyers have become more selective, they continue to pay a premium for exceptional homes in Houston's most desirable neighborhoods. Sellers who price strategically and present their homes well remain well-positioned, while buyers continue to benefit from a market that offers more thoughtful decision-making without sacrificing long-term value. Do any of these numbers surprise you?

Tickets and screening schedule available here.
Final Note:
As many of you know, summer is when the real estate market cools off a bit. People are fleeing the city for the weather up North, and very few people are wanting to tour homes in the humidity and heat. However, there is still a bit of inventory out there across many neighborhoods. While some inventory is sitting on the market, well-priced turnkey homes are still in demand and Buyers seem to have the upper hand... a bit more so than last year at this time.
The market continues to reward well-priced, move-in ready homes.
Homes that have been on the market for awhile or need updating may present great opportunities for those with the appetite for projects (now or later).
TIP for Buyers: BE READY TO POUNCE if and when the right home comes to market (have your proof of funds and financing ready to go).
Remember that highest offers are not always best.
I am happy to discuss the above and what it may mean for you, now or in the future.
Please feel free to contact me any time.
Enjoy these longer days in July. We will miss them come November!
GO USA!!!
